  • Houses less than 10 years old.
  • Purchase price under 250K.
  • 2,500 sqft and bigger.
  • Vacant properties preferred.
  • Fix less than $10,000
  • Projected sale minimum profit of $45,000 in 120 days.

Category3
  • Houses in older established neighborhoods where the property has been substantially remodeled and upgraded in the past five years.
  • Purchase price under $100,000
  • Sq footage above average for the area.
  • Vacant properties or rented properties preferred.
  • Fix of less than $6,000.
  • Projected resale minimum profit of $25,000 in 120 days.

We are looking for clean or near clean home that will meet FHA and VA lending criteria (High percentage of current buyers 40% are using this financing) that are vacant or have a co-operative tenant so we can list them immediately at prices that will guarantee a quick sale. We only purchase in areas where we see the MLS comps show at least 50% of new listings go pending within zero to sixty days.
Right now the greater Stockton area fits these criteria and we are buying steadily.
